What to Look for on a Verse Home Walkthrough

What a walkthrough is for

A walkthrough is your chance to see how a home works before you commit to it. Photos and floorplans show you the layout. Walking through shows you how it feels to live there: where the light comes in, how far the pantry is from the stove, whether your couch will fit.

At Verse, you can walk through a model home or an available home that’s move-in ready or under construction. Each tells you something different, so it helps to know what to look for in both.

What to check

Layout & Flow
Walk the home the way you’d use it on a weekday. Come in from the garage with groceries. Go from the kitchen to the living room to the bedrooms. Notice how many steps things take and where people would gather. Bring measurements of your largest furniture pieces and a tape measure.

Kitchen & Storage
Open every cabinet and closet. Look at counter space on both sides of the sink and stove, pantry size, and where small appliances would live.

Light & Orientation
Ask which direction the back of the home faces on the lot you’re considering. A west-facing backyard gets strong afternoon sun in Central Texas summers, which affects both comfort and cooling costs.

Energy Features
New homes are typically more efficient than older ones, but the details vary. Ask about insulation, window ratings, HVAC efficiency, and whether the home has a HERS score.

Standard Features vs. Upgrades
Model homes often show upgraded finishes. Ask which features are included in the base price and which are optional, so you’re comparing the right numbers. Request a written list of standard features.

The Lot & Outdoor Space
Walk the yard. Check its size, how water would drain after a heavy rain, and how close the neighbors are. Ask about fencing and landscaping included with the home.

Questions to bring to your visit:

  • Which floorplans and lots are available now, and what are the expected move-in dates?
  • What’s included in the base price, and what do common upgrades cost?
  • What energy-efficiency features come standard?
  • What warranty comes with the home, and what does it cover?
  • What are the HOA fees, if any, and what do they cover?
  • Are there current incentives, such as closing cost help or rate buydowns with a preferred lender?
  • How does the construction process work, and when can I see the home during the build?

Before you go

Take photos and notes in each room, since homes blur together after a few tours. If you’re touring with a partner, have each person rate the home separately, then compare.
